Wind Horse Notary LLC brings the signing to you: at home, at work, or at the title office, across Dauphin, Cumberland, Perry, York, Lebanon, and Lancaster counties, evenings and weekends included. Your signing agent is Tenzin, NNA certified and background-screened, and she arrives equipped: a dual-tray laser printer for legal and letter-size pages, and a mobile scanner for scan-backs at the table before she leaves.

Your title company or lender sends us the closing package. We print two complete sets, one to sign and one for you to keep, and arrive with everything the closing needs. At the table we go through the package page by page, point to every signature, initial, and date, and notarize each document that calls for it. Afterwards the signed package goes back the way the title company asks: scan-backs emailed to them where they need them, and the originals sent on with the shipping label they provide.

The $150 signing fee is one number on purpose. It covers the first 10 miles of travel, printing both sets, and the scan-backs. Pennsylvania’s $5 fee per notarial act is added on top, one for each signer on each document that needs notarizing, and travel beyond 10 miles is priced on the same bands as every other visit.

Please note: a notary signing agent presents your documents and notarizes them, and is not permitted to explain loan terms, interest rates, fees, or what a document means. Those questions belong with your loan officer or your title company, ideally before the appointment, so nothing holds up the closing. Every signer must present an unexpired government photo ID in the name that appears on the loan documents.

The signing fee is deliberately one number, the way a signing agent is usually hired. It absorbs the drive inside 10 miles, both printed sets of the package, and the scan-backs. What moves is the same as on any visit: the per-act notarial fee, travel past 10 miles, and the evening or overnight premium if the closing runs late.

The total you see is the total you pay when you book. Pennsylvania notarial fees are set by state law.

Questions about this service

What identification do I need?

Every signer must present one valid, unexpired government-issued photo ID, such as a driver’s license, state ID card, U.S. or foreign passport, or military ID. Two requirements matter most: the full name printed on the legal documents must match the name on the signer’s ID, and the ID must be government-issued. Store membership cards, credit cards, student IDs, and work badges cannot be accepted under Pennsylvania law. If a signer has no government photo ID or there is a name discrepancy, please contact us before booking: Pennsylvania permits limited alternatives, such as a qualified credible witness, and we will help determine whether one applies to your situation.

Should I sign my document before the appointment?

No, please leave all signature and date lines blank until your appointment. Under Pennsylvania law, most notarizations require the notary to witness your signature in person, and signing in advance may mean re-printing or re-signing in our presence. Please make sure your documents are complete and fully filled out, but left unsigned until we meet.

Can you explain my loan documents to me?

No, and that protects you. A notary signing agent presents the documents, shows you where to sign, initial, and date, and notarizes the ones that call for it. Explaining loan terms, interest rates, fees, or what a document means is your loan officer’s job and your title company’s, and Pennsylvania does not permit a notary to give that kind of advice. Ask them your questions before the appointment, so nothing holds up the closing.

Who sends you the closing package?

Usually the title or escrow company, or the lender, emails it to us a day or so before the signing. We print two complete sets: one you sign, one you keep. If the package is coming already printed, or it will be waiting at the signing, tell us on the form and we bring everything else. The $150 signing fee covers the printing either way.

What happens to the documents after I sign?

They go back the way the title company asks. If they need scan-backs, we scan the signed package and email it to them after the appointment. The originals go out with the shipping label the title company provides. Both are included in the signing fee.

Are you really available 24/7?

Yes, we offer 24/7 mobile notary services by appointment, subject to availability. Standard business hours are 7:00 AM to 7:00 PM, and we frequently accommodate urgent, after-hours requests. Outside standard hours, an evening surcharge applies from 7:00 PM to 10:00 PM (+$50) and an overnight surcharge from 10:00 PM to 7:00 AM (+$150).
